Arrival/Departure
Arrival:
You are very welcome at Domaine Rocheux between 3:00 PM & 10:00 PM.
If your arrival will be after 10:00 PM, we kindly ask you to inform us in advance.
Departure:
On the day of departure, the accommodation must be vacated by 10:00 AM.
Please inform us in advance with how many people the accommodation will be occupied. Extra visitors are not allowed without prior notice. If extra guests stay overnight in the accommodation, the standard additional fee per person per night will be charged, see rates.
Booking and Deposit
Your reservation is final after a 50% deposit and confirmation from us.
Upon booking, you pay a 50% deposit via bank transfer to:

If we have not received your deposit within 3 days, the reservation will be canceled and the accommodation may be booked by other guests. The remaining amount must be received by us no later than 14 days before your scheduled arrival date.
The local tourist tax of €1.30 per person per night is not included in the total amount and will be listed separately on the final invoice.
Cancellation Policy
If you wish to cancel, that is no problem. The following conditions apply:
Up to 40 days before your scheduled arrival, you may cancel your reservation. You will receive confirmation within three working days. Your deposit will be refunded minus 20% cancellation costs on the total rental price.
If you cancel less than 40 days before arrival, the deposit will not be refunded.
If you cancel less than 14 days before arrival, the full rental amount is due, unless you or we are able to rent the accommodation to other guests for the full price. In that case, the deposit will be refunded to you.
No compensation is provided in the case of force majeure (unforeseeable events outside the control of Domaine Rocheux).
We strongly recommend taking out travel and cancellation insurance! This is often easy and affordable via your regular insurance as part of a continuous travel and cancellation policy.
Payment Method
Preferably via bank transfer in advance. On-site payment in cash or direct transfer is possible for spontaneous overnight stays. Due to the small scale of our accommodation, credit cards are not accepted.
Rates
The rental price includes gas, water, electricity and Wi-Fi, one set of linen per week (bedroom, bathroom, and kitchen), use of the accommodation and garden with swimming facility, and final cleaning. In the cold season, a heating surcharge (€10 per day) applies.
All listed prices exclude the tourist tax of €1.30 per person per night.
Swimming Facility
The swimming facility is open from 9:00 AM to 8:30 PM. Swim fins and slippers are not allowed inside the facility! Please shower before using the pool to avoid water contamination by sunscreen/oil or similar. Food, drinks, and tableware are not allowed within the fenced pool area.
If the water must be cleaned or replaced due to these rules not being followed, we charge €450. Damage to the pool due to improper use will be charged to the guest. We also recommend taking out travel insurance.
Linen
Additional linen can be requested at any time for €10 per set (bed linen, 2 towels, and kitchen towels).
Waste Disposal
At Domaine Rocheux, waste separation is mandatory. In the accommodation you will find different bins labeled with what goes where. Glass is collected separately; special glass bins are available.
Final Cleaning
No additional cleaning fee is charged (it is included in the price), provided the accommodation is left tidy and clean. Grease splashes must be cleaned from stove and wall, the toilet must be left spotless, and floors should be swept. If not, we charge €75, to be paid immediately.
At departure, we will inspect the accommodation together to avoid misunderstandings.
Complaints
If you are dissatisfied with the accommodation, you must immediately inform Domaine Rocheux so that the issue can be resolved, if possible. Failure to report the issue immediately waives your right to claim.
When Domaine Rocheux receives a complaint, we will make every effort to resolve it to everyone's satisfaction. Tenants are fully responsible for any damage caused by their actions and must inform us immediately. Excessive noise is not appreciated.
Maintenance
Domaine Rocheux reserves the right to enter the property at reasonable times for maintenance, garden care, etc., or to authorize others to do so.
Smoking
Smoking is prohibited in and near the accommodation, the pool area, and the adjoining garden — including doorways or open windows.
Pets
Pets are welcome by arrangement. They are not allowed on the bed or sofa.
Liability
Staying at Domaine Rocheux is at your own risk. We accept no liability for loss, theft, damage, or injury of any kind or cause.
Domaine Rocheux reserves the right to remove tenants immediately if property is damaged or misused.
